We maximise the value of real estate in the portfolio with a significant impact on the economies of the territories for subsequent sale or income generation.

Mission
Stimulating and optimising real estate development initiatives, with the aim of initiating the urban planning and/or structural improvement processes of properties in the portfolio, with a view to their subsequent sale or income generation.
Acquisition and upgrading of real estate owned by public entities and companies controlled, even indirectly, by public entities.

€315 million subscribed by CDP Spa
€1,130 million subscribed by CDP Spa and the Ministry of Economy and Finance.
Duration
30 years, in addition to any extensions not exceeding a total of 5 years and the so-called "grace period" not exceeding 3 years.
20 years, in addition to any extensions not exceeding a total of 5 years and the so-called "grace period" not exceeding 3 years.
Operation and type of investment
Purchase of real estate owned by UCITS managed by CDP Real Asset SGR or by companies controlled by Cassa Depositi e Prestiti Spa or by companies owned by the SGR Group's real estate companies.
The Fund is configured as an "incubator" for real estate development initiatives, with the aim of initiating the urban planning and/or structural improvement processes of properties in the portfolio, with a view to their subsequent sale or income generation.
The assets may be invested both in real estate already built, possibly to be renovated and restored, maintained or reconverted, and in real estate to be completed or demolished and rebuilt, or in areas or land.
Acquisition of real estate owned, even indirectly, by the State, public entities and/or companies controlled by the latter, with unexpressed value potential.
The management policy provides for the resale of the real estate on the market, both in the state in which they are found and after upgrading activities and even after actual development and building transformation activities.
